GROUND FLOOR: The central grand hallway connects all of the main reception rooms.
MORNING ROOM: With large windows, two sofas and additional chairs, working fireplace and large flat screen TV.
DRAWING ROOM: With stunning Preservation Listed Chinese wallpaper, this room has an open fire, antique furniture including a Knoll sofa and wicker chairs and windows overlooking the parkland.
LIBRARY: This room is lined with bookshelves and has a desk, a working fireplace, and a large window looking out the front of the property.
DINING ROOM: A magnificent room with table seating up to 24 comfortably in some considerable elegance, with windows to the rear of the property and a working fireplace.
FAMILY KITCHEN: a large high ceilinged room with a long refectory-style wooden table with ten chairs. There's an Aga and butler sinks.
BREAKFAST ROOM: With a long table and seating for 18 people.
COMMERCIAL KITCHEN: This industrial style kitchen is available for the use of guests and outside caterers, with practical stainless steel worktops and sinks, a dishwahser, a large commercial oven, hob and grill, three under-counter fridges and a large freezer.
FIRST FLOOR: The grand staircase leads up to the midway landing where the stairs divide into two: one staircase leads to Bedrooms 1 to 4 above the reception rooms, the other leads to bedrooms 5, 6, and 7 and a staircase to the rest of the bedrooms.
BEDROOM SUITE 1: A large Chinese themed room, with a free standing copper bath in one corner, a four poster double bed, with retractable large flat screen TV hidden in a painted blanket box, iPod player, en-suite W.C. and basin.
BEDROOM SUITE 2: A large double aspect room, with super-king bed (this can also be arranged as a twin on request), with a retractable large flat screen TV, iPod player and en-suite with free standing Polly steel bath, glass shower cubicle, W.C and basin.
BEDROOM SUITE 3: A double aspect room, with either super-king bed, with large retractable flat screen TV, iPod player, and en-suite with free-standing bath, separate shower and W.C. and basin
BEDROOM SUITE 4: With a window overlooking the front of the house, and in the case of the bathroom stunning views through the grand entrance porch, this room has a super-king bed (but can be made up as a twin bedroom on request), a flat screen TV and iPod player and en-suite bathroom, with a free-standing bath, separate shower, W.C and basin.
Back down the main staircase to the midway landing, take the second staircase to the rest of the bedrooms:
BEDROOM SUITE 5: With stunning views through windows of parkland, there's a super-king bed, with wall mounted flat screen TV and iPod player, and en-suite with free-standing bath, shower and W.C. and basin.
BEDROOM SUITE 6: Facing east, with super-king bed or two singles, with large retractable flat screen TV and iPod player, and en-suite with marble topped bath, separate shower, W.C. and basin.
From here there is a secondary staircase leading down to the breakfast rooms, as well as several steps leading up to Bedroom 7 and stairs beyond this to the rest of the bedrooms.
BEDROOM SUITE 7: With a super-king bed (can be made up as a twin room on request), with large retractable flat screen TV and en-suite with free-standing bath, separate shower, W.C. and basin.
SECOND FLOOR: Stairs lead to five Double Bedrooms on the second floor and stairs to a further bedroom on the third floor. The five double rooms are conveniently arranged in a U shape corridor off the main corridor, with access at either end of the U. Room heights in these rooms are generally very good, but the walls are sloped in some parts of the rooms.
BEDROOM 8: With a super king bed (this can be made up as two singles on request), large flat screen TV with an adjacent shared bathroom (Family Bathroom 1) with separate shower, basin and W.C. It has a small semi-circle window with good views.
FAMILY BATHROOM 1: With a bath, basin and W.C. The room has two lockable doors, one to bedroom 8 and one to the hallway. This is generally shared by bedrooms 8 and 10.
BEDROOM SUITE 9: With super king bed (this can be made up as two singles on request), an interesting structural beam, large flat screen TV with en-suite shower room with basin and W.C. It has a small semi-circle window with good views.
BEDROOM 10: With a double iron bed with both a head and foot board, and a large flat screen TV. This bedroom shares one of the two family bathrooms.
BEDROOM 11: With super-king bed or two singles and large flat screen TV and en suite shower room with shower, W.C. and basin.
BEDROOM SUITE 12: With super-king bed or two singles, large flat screen TV and a fabulous balcony area over the front porch and a door to Family Bathroom 2, with separate shower, basin and W.C. This bathroom has a second door to the corridor and so can be shared with bedroom 13.
FAMILY BATHROOM 2: With a bath, separate shower, W.C. and basin. This is generally shared by Bedrooms 12 and 13.

This large holiday house for exclusive use in Suffolk is situated between the picturesque villages of Peasenhall and Yoxford. Peasenhall’s village's facilities include a very popular pub serving fresh local produce, a village stores, a delicatessen specialising in cured hams and Spanish produce and a family butchers selling produce from local farms. Yoxford’s facilities include a village store and a post office that sells organic produce, two pubs and two popular restaurants. It's an ideal location from which to explore Suffolk's country lanes and pretty villages and market towns and the Suffolk Heritage Coast, a short drive away. Several footpaths lead from the village over open fields into the glorious Suffolk countryside and bicycles can be stored in the enclosed back garden.

Built in 1827 to replace an earlier house, the secluded mansion was designed as a classical 'Gentleman's residence' of a the late Georgian Period surrounded by over 350 acres of its own landscaped Park, pleasure grounds and woodland rides. The long serpentine drive winds through the park and is screend from the house by parkland trees and planting until the view opens up across the lake to the mellow stucco of the house and the monumental facade of the entrance front. Giant Ionic columns form a portico framing the front door. These repeat themselves as pilasters on each facade giving a dramatic scale to the elevations. The South and East facades directly overlook the Parkland. The West elevation is enclosed by a giant Redwood and Cedar of Lebanon that creates a more intimate area with framed views up the Yox valley and to the distant spire of St. Peter's Church Sibton.

All prices for this large holiday house for exclusive use in Suffolk include 100% cotton bed linen, towels, heating and electricity plus wine and biscuits to help you get your break off to a relaxing start.
Sibton Park has 12,000 square feet of accommodation. It is equipped with central heating and four open fires. All bedrooms have a flat screen TV with FreeView and FreeSat channels and an iPod docking station. WiFi is available through the house. In the basement of the property is a Cinema with surround sound, a Gym complete with treadmill, rowing machine, cross trainer and weights as well as a Games Room with table tennis, table football and an X-Box.
The majority of bedding at the property such as pillows and duvets is feather-filled for added luxury.
Two travel cots and high chairs are available from the property owners on request at the time of booking.
You can book a Chef or a Butler service on request from the owner.

Up to two well-behaved dogs can be accommodated on request, please state number of dogs and breeds on the booking form. They must be restricted to the downstairs of the house and are subject to our usual terms and conditions.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a bank transfer. A 25% deposit is requested at the time of your booking. The balance and a £2,000 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card payments.
