Southwold holiday accommodation

The Sanderling is a wonderful four bedroom holiday accommodation on the award winning Tibby's Triangle development in the heart of Southwold, one of Suffolk's most sought after coastal towns. All of Southwold's attractions, including its sandy beach, quirky pier and excellent range of pubs and restaurants are all within a few minutes walk of this stunning house. The specification and standard of the accommodation is outstanding with both double bedrooms featuring an en-suite shower room, with first class decor and top quality fittings.

On entering The Sanderling and passing through the hallway you will find yourself in the spacious and very well equipped kitchen which forms an open plan space with the dining and seating area. The first floor has three large bedrooms, 1 with a king sized bed and an en-suite shower room, and 2 twin rooms with a shared luxury bathroom. The second floor opens into a suite comprising of a large bedroom complete with super-king bed and a stunning en-suite shower room. Outside there is an enclosed patio ideal for summer barbeques or those lazy evening drinks.

Ground floor: The property enters into a hallway that leads to the living/kitchen/dining room, the downstairs W.C, a study/day room and stairs.

Kitchen/Dining/Living room: This generous open plan area creates a great space for sociable cooking and eating, featuring a large fully equipped kitchen with a separate breakfast bar and high stools. There's a five ring gas hob and electric oven, an integrated tall fridge/freezer, Neff dishwasher, Neff washer/dryer, and a microwave. Glass doors open onto the enclosed patio from the kitchen and from living area. In the dining area there is an elegant wood table seating eight on high back leather seats. The sitting area has two large comfortable sofas and a large flat screen TV with Freeview channels complete with surround sound for a fun film night.

Study/Day Room: A light and airy room with a day bed and desk ideal for relaxing or surfing the internet.

WC: This small room has a WC and hand basin.

First floor: Angled oak stairs lead up from the entrance hall to landing, with access to the three first floor bedrooms and family bathroom.

Bedroom 1: A spacious room with a king-size bed, bedside tables with lamps, a generous fitted wardrobe with hanging space and drawers, and benefiting from an en-suite shower room. A large window lets in plenty of daylight and overlooks the enclosed patio below.

En-suite Shower Room 1: This room has a large shower with a chrome rain shower head, a hand basin, a heated towel rail, and a WC.

Bedroom 2: Contains two framed single beds, two bedside tables and lamps, a large fitted wardrobe with hanging space and drawers.

Bedroom 3: Houses another two single beds, two beside tables with lamps, a large fitted wardrobe with hanging space and drawers.

Bathroom: This luxury family bathroom is complete with contemporary fittings, bath with an overhead or handheld shower attachment, a hand basin and a W.C.

Second Floor: Angled oak stairs lead from the first floor hallway into the master suite.

Master Bedroom: This vaulted ceiling room features a super-king size bed, a Juliet balcony, an en-suite shower room and a stylish light fitting. There are two bedside tables with lamps, a large fitted wardrobe with drawers and hanging space.

En-Suite Shower Room 2: A large shower room with a generous shower featuring a rain shower head, a heated towel rail, a hand basin and a WC.

Outside: The private enclosed patio area has a table and chairs - just outside the glass doors from the kitchen or living area - perfect for an outdoors breakfast, afternoon barbeque or an evening drink. There is a garage attached to the house plus visitor parking on the development. Further parking can be found on Southwold Common, where parking is free of charge.

The sandy beach at Southwold is adorned with a string of colourful beach huts that lead along to Southwold Pier at one end and towards Southwold Harbour at the other end the town boasts several excellent pubs and restaurants as well as a range of independent shops and galleries.

There is a pretty walk through the harbour and over a footbridge to the picture-postcard village of Walberswick, home to two good pubs (The Anchor and The Bell) and a long sandy beach. Fresh fish can be bought from the fish huts along the harbour. Southwold is home to the Adnams Brewery and the town's excellent pubs include one of our personal favourites, The Lord Nelson where you can try a range of Adnams bitters.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This modern terraced house is equipped with gas central heating. Appliances include a large flat screen TV with Freeview channels, DVD/CD player, Wifi broadband, iPod docking station, five-ring gas hob and electric oven, dishwasher, tall fridge-freezer, washer-dryer machine and a microwave. There is solid oak flooring downstairs and on the stairs, tiled bathroom floors and carpeted flooring in the bedrooms.

A travel cot and high chair are available from the property owners on request at the time of booking.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
