Just a few minutes walk from Southwold’s famous pier and sandy beach, this delightful holiday house has off-street parking, a spacious back garden and is furnished to a high standard, making it the perfect holiday haven.
The owners, an English family living in Santa Fe, New Mexico, chose this house as their English home, loving Southwold as the classic seaside town. The house is ideally located for enjoying beach front activities, favourite walks, bike rides around town, local pubs and the many pleasures of the area.
On the ground floor there’s a large open plan living/dining room, a kitchen and a garden room. Upstairs are three bedrooms (1 king, 1 twin and 1 bunk bed room) and a bathroom. Outside is a good-sized back garden with garden furniture, and off road parking at the front for two cars. The house comes with wifi access.
The front door leads into a hallway with doors to the living/dining room and kitchen.
LIVING/DINING ROOM: This welcoming and spacious room has a three-seater leather sofa and two leather armchairs with luxurious soft furnishings, plus two contemporary occasional chairs. It has an Art Deco fireplace with an open fire for cosy winter nights, a large flat screen TV with Freeview channels, a DVD player and a CD player with iPod docker. The living room opens into the dining area with a stylish 1920s table and six chairs. The floor has original pine floorboards with natural sisal rugs giving it a comfortable and casual feel, complemented by the seaside decorations on the walls.
KITCHEN: This has a new gas hob and electric oven, a fridge-freezer, a slimline dishwasher, a combined washer/dryer machine and a microwave. A window above the sink looks over the garden.
GARDEN ROOM: The kitchen steps down into a garden room with two ‘directors’ chairs and a table. A glazed door and a step lead to the patio and two steps to the lawn beyond this.
FIRST FLOOR:
Stairs from the ground floor hallway lead up to a first floor landing and doors to the bedrooms and bathroom.
BEDROOM 1: There’s a king size bed and bedside tables, a dressing table, two large built-in wardrobes and a comfortable hand-carved rocking chair. The room is decorated with seaside photographs by a local photographer and colourful curtains and soft furnishings.
BEDROOM 2: There are two single beds, a bedside table between, a built-in wardrobe, a chest of drawers and an original fireplace (not in use). Art Deco posters celebrating seaside holidays enhance the room’s warm and cheerful appearance.
BEDROOM 3: This small children’s room has full size bunk beds, a chair and clothes hooks on the wall with bright furnishings and a playful seaside theme sure to charm children.
BATHROOM: Newly remodeled and contemporary in style, the bathroom has a bath with a shower over it, a hand basin and w.c., heated towel rail and tiled floor.
OUTSIDE: There’s an enclosed garden to the rear with grass and mature shrubs and a patio with a table and chairs. A large beech tree at the bottom of the garden provides natural shade. There is a gate to the side of the house allowing access to the rear if you wish to bring bicycles.
PARKING: There is parking in front of the house for two cars, which is invaluable in Southwold particularly during the summer months
Long a destination for famous writers and artists, Southwold retains a distinctive character which has made it the choice of the discriminating holiday maker. From our house the Pier is just a few minutes’ walk away and is home to Tim Hunkin’s fun amusement arcade machines.
The beach with its memorable row of colourful beach huts stretches either side of the pier and, in the town above, history is captured in the Sailors’ Reading Room, the fine fifteenth century Church of St Edmund, and the working lighthouse.
Southwold boasts a fine range of independent shops and galleries and several excellent restaurants and pubs. Our favourites, the Nelson and the Sole Bay Inn, are both Adnam’s pubs serving a range of beers from the local brewery.
Down at Southwold Harbour you can buy locally caught fresh fish, and cross over a footbridge to the the village of Walberswick, home to two popular pubs (The Anchor and The Bell) and a long sandy beach. In the summer months you can come back on the rowing boat ferry. There is a pretty walk over the Common back to the house.
All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This semi-detached property is equipped with gas central heating throughout, and an additional open fire in the living room, and double glazing. Appliances include a flat screen TV with Freeview channels, DVD/CD player, WiFi, ipod docking station, gas hob and electric oven, slimline dishwasher, tall fridge-freezer, washer-dryer machine and a microwave. The bedrooms have oatmeal colour carpet.
A travel cot and a high chair are available on request from the owners at the time of booking.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
