About the property
This spacious and well appointed three bedroom property is situated in a pretty village close to the popular Suffolk seaside town of Aldeburgh, also Snape - home of the Aldeburgh Festival and within easy striking distance of several quality golf courses. It is situated down a quiet lane with access to numerous walks in the local area and has a sunny South facing back garden.
On the ground floor there is a large living room with an inviting wood-burning stove, a kitchen/dining room, a sun room, a cloakroom and a utility room. Upstairs you’ll find three good sized bedrooms (a king, a twin and a single), an en-suite and a bathroom.
The Accommodation
The front door leads into a lobby with doors to the living room and a cloakroom.
Living room: This spacious room has a lovely wood burning stove, a three seater and two seater sofas, a leather armchair, coffee tables and wooden flooring. The very comfortable sofas recline and have foot rests for extra relaxation! There’s a large TV with Freesat channels and a DVD player.
Kitchen/Dining room: The kitchen area has integrated appliances including an electric hob and oven, fridge and separate freezer, and a Smeg dishwasher. You’ll also find an Ipod dock with digital radio, and a microwave. The dining area has a large table and six chairs.
Sun lounge: At one end of the L-shaped kitchen/dining room is a soft seating area with two chairs and floor to ceiling windows looking out onto the patio.
Utility room: With a washing machine and storage cupboards.
First floor: Stairs from the living room lead up to the first floor landing with doors to the three bedrooms and bathroom.
Bedroom 1: A large room with a king size bed, bedside tables, a chest of drawers, built-in wardrobe with hanging space and shelves and views over the back garden towards Friston Common.
En-suite to Bedroom 1: With a shower, a hand basin, a w.c.
Bedroom 2: A twin bedroom with two single beds, bedside table and drawers and a wardrobe with drawers.
Bedroom 3: There’s a single bed with a wardrobe with drawers and a bedside table.
Bathroom: There’s a bath with hand-held shower attachment, a w.c. and a hand basin.
Outside: There is plenty of off-road parking for several cars and a large terraced patio garden at the rear with hard wood patio furniture and parasol suitable for outside dining.
About the area
This detached Suffolk holiday let is in the pretty village of Friston, just 4 miles from Aldeburgh on the coast where you’ll find an excellent range of shops and restaurants and the beach. There are several good footpaths from Friston including a 2 ½ mile walk to Snape where you’ll find two good food pubs, The Golden Key and The Crown.
Also within easy reach of the property are several prestigious golf courses where you can enjoy a round of seaside golf. The house is down a narrow lane and is opposite a small independent garage. Saxmundham train station is about a 10 minute journey by taxi with connections to London.

Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
