About the property

Remus is one of a pair of lovely new cottages in the old Smithy at Manor Farm. It has stunning views of the village church across open fields and countryside, with occasional chickens wandering by to add to the view. This atmospheric Norfolk holiday cottage sleeps 4 people and has been furnished to a high standard and has wireless broadband access.
There’s a cosy living room with a wood-burning stove, two bedrooms with en-suite bath or shower rooms and a kitchen diner. Outside is a large patio area with garden furniture where you can enjoy gorgeous views over open countryside. There are footpaths close by for you to explore and a pub serving real ales within a 10 minute walk.
Living room: The front door leads into a entrance lobby with coat hooks and room to store outside boots. This leads into the cosy living room the focus of which is a brick chimney breast with a wood-burning stove, a 2 seater sofa with a matching armchair, a wicker chair with cushions and a coffee table. There’s a TV and DVD player and two windows with views of the lawn.
Bedroom 1: A large bedroom with twin beds. The beds can be joined together to create a superking bed on request at the time of booking. The two bedrooms are at opposite ends of the building making the property ideal for two couples. There’s a built-in wardrobe and chest of drawers.
En suite 1: This has a bath with a shower over, a hand basin, w.c. and towel radiator.
Bedroom 2: A double bedroom with a built-in wardrobe, chest of drawers, bedside tables and views of the garden.
En suite 2: This has a shower, hand basin, w.c. and towel radiator.
Kitchen Diner with patio doors to the back garden: The kitchen has built-in appliances including an electric hob and oven, slimline dishwasher, washing machine, and microwave. There’s a table with four chairs, and the patio doors give lovely views across open fields.
All the rooms have tiled floors and under-floor heating.
Outside there is a large patio with a table and chairs for dining on warm days, plus off road parking. The patio is screened from the neighbouring holiday cottage, with both cottages sharing a large lawned area beyond this. Please note that traffic noise can sometimes be heard, depending on the wind direction.
Look out for the resident guinea fowl, chickens and ducks that graze on the lawn. The farmer told us that a chicken often visits his house to lay an egg in his armchair – that’s a good home delivery service!
About the area
Remus is one of a pair of self-catering cottages at Manor Farm in Larling, and they are ideal for a cottage holiday in Norfolk. Click here to see details of the second property, which sleeps two people. There are a number of footpaths and bridal ways nearby crossing open fields and countryside. There’s a pub within a ten minute walk which is owned by the brother of the farmer so you can be assured of a warm welcome. The farm is close to the A11 and convenient for trips into both Norfolk and Suffolk.
There are many local attractions in the area, including Thetford Forest which is ideal for walking and cycling (if you’re feeling more adventurous try the ‘Go Ape’ high wire experience at High Lodge where you’ll be fitted with a harness before tackling rope bridges, and zip slides high above the forest floor!). Then there’s Banham Zoo and Grimes Graves, a 5,000 year old flint mine where visitors can decend 30 feet by ladder to explore one of the excavated shafts. Further afield there’s Oxburgh Hall, a beautiful 15th century moated house owned by the National Trust, with secret doors and a priest hole; and then there’s Norwich with it’s beautiful cathedral, historic buildings and independent shops.

All prices include 100% cotton bed linen and towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The holiday cottage in Norfolk is equipped with under-floor heating throughout, a wood-burning stove with logs provided, an electric hob and oven, slim line dishwasher, fridge with a small freezer compartment, washing machine, microwave, a flat screen TV, and DVD player. The house has wireless broadband although please note that there is no helpline support for this. Please note that the fireplace in the living room is not in use. A travel cot and a BBQ are available on request.
Restrictions: Sorry no smoking, pets or unaccompanied teenagers permitted at the property.
Tariff
£305 to £598 a week depending on the time of year. Weekend and mid-week breaks are often available too - please check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
