    “The flat is spacious warm in winter and beds comfortable, the location with parking is ideal, probably one of the best in Southwold.”

    However there are some points to be borne in mind for anyone considering renting. Two of the lights in the kitchen/living room do not work because replacement bulbs are no longer made. Two people can have a good reading light by sharing an adjustable lamp by the sofa. This only matters if you want to read on long dark evenings. .We reported to the agents that the en suite shower door is jammed and will not close. This was noted by the agent but no immediate action was proposed as ...

This only matters if you want to read on long dark evenings. .We reported to the agents that the en suite shower door is jammed and will not close. This was noted by the agent but no immediate action was proposed as there is another shower in the wet room across the passage. Some of the design features assume very tall residents, eg mirrors above wash basins and top shelves in kitchen cupboards are very high. The saucepans and crockery are of good quality but incredibly heavy. The Smeg kettle is so heavy that even when empty it requires immense effort to lift, fill under the tap, and to use. There is only one very big frying pan and for two people all three saucepans are enormous and also very heavy. All these could be problematic if you have mobility issues. It is not possible to turn gas rings low enough to simmer,and the smallest one, front right, would not light despite numerous efforts.. The electric oven is fine. We could not work out from the manual how to use the microwave. The hot water button control mentioned in the notes could not be found, but there was a switch which we could turn on when we wanted hot water. The clock for the underfloor heating was not set correctly, and should be checked and reset; no button could be found on the Right hand side. . When on the bathroom floors were comfortable and the electric towel rails much appreciated. Excellent towels provided. The information about glass recycling was out of date - it is not on or near Southwold market, nor would it appear to have been there for many years. There did not seem to be a local contact so problems were reported to the agent in Chester who replied after consulting the owner. We reported the lighting and shower door and otherwise coped.

The property

There's a lovely feeling of space at The Hive with a wide entrance hall at the heart giving ample space for storage, with doors opening to the living area, both bedrooms, cloakroom and additional shower room. Light streams into the open plan living area which combines an L shaped kitchen, dining area and seating, with door opening to the patio and Tibbys Green beyond. The master bedroom, with king size bed, also has a double glazed door so you can enjoy your morning coffee outside. An allocated parking space close to the apartment is a huge advantage in Southwold, particularly as you'll be staying within walking distance of the bustling high street, Adnams Cellar and Kitchen, iconic Southwold Pier and promenade. The entrance is off Simons Path with the apartment overlooking Tibbys Green and the beautiful St Edmunds Church, and a strip of shingle patio with low wall and just enough space for you enjoy a coffee or something stronger! Ground Floor Enter through the honeycomb patterned glass door into the spacious hall which runs through the heart of the apartment, a great place for storing beach gear and giving access to the living room, master bedroom, guest bedroom, shower room and cloakroom. There's under floor heating throughout and natural timber flooring with the exception of tiles in the shower rooms. There is a two drawer console table with large circular mirror above as you walk into The Hive and also a wooden seat with storage for shoes under to keep things tidy. Open Plan Living Space A lovely light and airy room with big windows overlooking the green. A range of kitchen units with granite work surfaces run in an L shape at one side with a full range of appliances, including a Neff five ring gas hob with Wok burner and oven, integrated fridge/freezer and dishwasher. Enjoy meals at the extendable wooden table and four chairs and two further chairs in the apartment. Relax by the patio door in the sunshine on the comfy two seater couch and there's a funky swivel chair with footstool too. Utility Room A great addition with built in Hotpoint washer/dryer, freestanding microwave and storage cupboards. Cloakroom With washbasin and WC. Master Bedroom Enjoy your morning coffee on the patio just outside this bedroom which has a double glazed door. The bedroom's furnished with a king size bed, bedside lamps, double wardrobe and chest of drawers in a walk-in dressing area beside the dressing table and stool. En-Suite Shower Room This modern en-suite has a tiled shower cubicle, wash basin, WC and natural light. Guest Bedroom Sitting at the back of the apartment, this room has standard size twin beds and, again, plenty of space for your belongings with a fitted wardrobe with floor to ceiling mirrored door, hanging and shelf space. Shower Room Almost fully tiled, the wet room style shower is double headed and there's a wash basin and WC. Outside An allocated parking space, to the side of the apartment, is a huge advantage in Southwold. The entrance is off Simons Path with the The Hive overlooking Tibbys Green and the beautiful St Edmunds Church. A strip of shingle patio with low wall runs along the side with just enough space for you to enjoy a coffee or something stronger on the bench.

SOUTHWOLD

Lowestoft 13.4 miles; Ipswich 35.1 miles

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, RSPB Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.
