The property

There’s a kitchen/dining room, which is open to a large sitting room and a hallway to the ground floor bedroom and WC beyond. Upstairs, there is a landing leading to the master bedroom, bathroom and twin bedroom - all with views over the grounds. GROUND FLOOR: Guests enter into The Cart Lodge through a large stable door into the kitchen. KITCHEN/DINER: A fully equipped kitchen with a dining area seating six, the kitchen has a Neff four-ring electric hob, an integrated Neff electric oven, a Bosch dishwasher, tall fridge-freezer and washing machine, and plenty of cupboard space. SITTING ROOM: The features of this room are the wood burner with three large sofas positioned around it as well as the full wall of three glass panes – one being a sliding glass door – letting an immense amount of light into the living space. The sitting room is open plan with the kitchen/diner and has a flat screen TV with FreeView channels, a DVD player and a CD player with an iPod docking station. CLOAKROOM: A hand basin and a W.C. TWIN BEDROOM: A cosy twin with bedside tables. This room is classed as the +2* on the description as we feel that the house is more suited to four guests, however you're welcome to use the room if you wish and please let us know when you make your booking so we can ensure it's made up. FIRST FLOOR: The angled stairs rise from the sitting room to a first floor landing. MASTER BEDROOM: A spacious bedroom with a king size bed, large windows looking over the beautiful countryside and Alde River with a bistro table and chairs in front of them. There are matching bedside tables, a chest of drawers and two built-in wardrobes. BEDROOM 3: A twin room with two full size single beds; there are two bedside tables and two chests of drawers. BATHROOM: A bath with shower overhead, a hand basin and a W.C. OUTSIDE: Plenty of off road parking and lots of space to explore. This property benefits from a grass tennis count and a natural eco swimming hole. *Please note that for the third bedroom there is a charge of £50 per night, if you would like this property as a sleep 6 please contact the team to arrange this.

About the location

ORFORD

Snape Maltings 5 miles; Woodbridge 12 miles;

The attractive, unspoiled fishing village of Orford is situated on the bank of the River Alde and looked over by its magnificent 12th century castle built by Henry II. The village is home to a hotel and restaurant, two pubs, village store, bakers and wonderful fish restaurant and smokehouse. Orford is surrounded by farm land and forest in an area known as the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty. Centrally located, just 12 miles from Woodbridge to the south and Aldeburgh to the north, and just 5 miles from the famous Snape Maltings complex. The village of Orford is steeped in history. Henry II commissioned a castle to be built in the 12th century which is a must see when you visit the area. Owned and maintained by English Heritage you can enjoy this wonderful 'keep' and from the top there are breathtaking views for miles on a clear day.
