St Marys Cottage is a beautifully presented thatched, Grade II Listed terraced cottage, standing in the heart of the attractive village of Friston and only a short drive to the popular destinations of Aldeburgh, Thorpeness and Snape. Internally the property retains a wealth of period features, including heavily beamed rooms and original brick and boarded flooring.

You are welcomed into the property via a stable door opening to the heavily beamed sitting/dining/kitchen with wood burning stove and original brick flooring, stairs lead to the first floor master bedroom with king sized bed and bathroom suite which features under floor heating and a free standing bath.
The property is approached over a communal area which provides parking and is centred around the village hall and church. Parking is by way of 'first come first served'. Access to the cottage is by way of a footpath from Church Walk which leads around the rear of the adjoining cottage in the terrace leading to the back door and opening to a charming, mature east facing cottage garden with sun terrace.
OPEN PLAN SITTING/DINING/KITCHEN: Beautiful, heavily beamed dual aspect room offering views over the gardens and church beyond. Impressive open fire with beam above, housing a wood burning stove. FIRST FLOOR: A flight of steep stairs – with grab handles – leads up to the fist floor.
BEDROOM 1: Spacious bedroom with a king sized bed, side tables, clock radio with iPod docking station, lamps, free standing hanging rail and chest of drawers. Original fireplace (not in use) and oak flooring.
BATHROOM: Modern bathroom suite with underfloor heating and exposed beams. Free standing bath with separate shower head attachment, WC, Wash basin standing on a plinth with shelving below, heated towel rail and storage cupboard.
GARDEN: The property enjoys a fully enclosed east facing rear garden which features a sun terrace with table and 4 chairs, positioned to enjoy the morning sun. The remaining garden is fully laid to lawn with a paved pathway leading to a garden store at the foot of the garden.

This mid-terrace self catering Suffolk country holiday cottage is in the pretty village of Friston, just 4 miles from Aldeburgh on the coast where you'll find an excellent range of shops and restaurants and the beach. There are several good footpaths from Friston including a 2 mile walk to Snape where you'll find three good food pubs: The Golden Key, The Crown and The Plough and Sail. Also within easy reach of the property are several prestigious golf courses where you can enjoy a round of seaside golf. Saxmundham train station is about a 10 minute journey by taxi with connections to London. The market town also offers high street shops and a Waitrose.

The stairs leading up to the first floor are extremely steep and would not be of a suitable nature for elderly guests.
Please note that, St Mary's Cottage is a thatched property and guests MUST adhere to certain restrictions, details of which are in the Welcome Folder at the cottage which stipulate:-
1) No BBQ or fire in the garden
2) The wood burner must never be left open or unattended
