This elegant quintessentially English holiday cottage has been lovingly restored and beautifully furnished to accommodate a group of six family or friends in ultimate comfort. The one point five acre garden is divided into eight fascinating ‘rooms’ and is a joy to explore or relax in with many interesting places to visit close by on the Suffolk Heritage Coast.
Primrose Cottage, a detached Victorian house, was formerly two farm workers cottages and retains many period features with an open fireplace and old terracotta tiled floor throughout the ground floor. Guests are welcomed into a hallway with the charming and generous sized living room and spacious kitchen/dining room leading off it. The Garden Room is also a lovely room for family meals with doors opening onto the patio. The cottage retains the two staircases; leading to a double, single and big family bathroom to the east and another double, single and family shower room to the west.
Externally there is space for three cars to park at the side of the house with a gate opening onto the path, and attractive front garden with well established shrubs, statues and a stream running along the side. The south facing garden at the back of the house is wonderful. The whole of the rear garden was once a massive field and has been cleverly divided, to provide four terraces where guests can enjoy meals or simply relax with a book; a beautiful rose garden, a pond, orchard plus many romantic hideaways with benches and garden seats inviting you to while away the time. The marvelous ornate iron railings in the middle of the garden, rescued from Southwark Cathedral in London, are quite unique and invite guests to go through the gate into the romantic garden rooms beyond.
Guests are welcomed into a lovely hall with doors opening to the living room and kitchen/dining room. There are terracotta-tiled floors throughout the ground floor.
This elegant double aspect room with terracotta tiled floor and large sash windows facing the front garden, has been beautifully furnished with two comfortable sofas, three arm chairs, a desk with chair, coffee table and occasional tables with a variety of lamps giving a soft light. The wood burner will keep the chill off in the cooler months and a door opens onto the patio for easy access in warmer months.
Equipment includes a flat screen TV and DVD player and there is a good stock of books to keep you entertained. A door opens directly onto the stairs to the west side of the house.
Guests will enjoy socialising in this double aspect spacious kitchen/breakfast room with shaker style table and six chairs with large Welsh dresser and cupboards stocked with crockery, cutlery and kitchen equipment.
The kitchen has a beautiful old butchers block rescued from Smithfield Meat Market in London, a butler’s sink with window above looking through the conservatory to the garden. There is an electric oven with four rings, dishwasher and microwave.
Doors open to the conservatory and an inner hall, giving access to the utility room and stairs to the east of the house.
Conveniently located next to the kitchen/breakfast room – ideal for storing groceries with a full size fridge, freezer plus washing machine and dryer.
This wonderfully light south facing room is just off the kitchen – perfect for meals, and doors open to the patio and garden beyond which is a great spot for dining alfresco. The room is tastefully furnished with a table and six chairs, console table and additional chair for guests wishing to sit quietly with a book, enjoying the peace and quiet.
The first floor is divided with staircases leading from the living room to the west and from the kitchen/dining room to the east. Both sides have landings with the bedrooms and bathrooms leading off and the stairs and first floors are carpeted, other than the bathrooms.

Primrose Cottage has an exceptional garden which adults and children alike are sure to enjoy exploring. The garden has been landscaped to give a variety of areas, all with well established trees, shrubs and plants where guests can relax and while away the time. There are four terraces, each furnished with tables, chairs and statues. At the top you’ll find a pond with ‘lovers seat’, and a delightful summerhouse – well stocked with cushions and outdoor games, and BBQ

This charming detached holiday cottage is equipped with oil fired central heating and appliances include a TV with FreeSat HD+, DVD/CD player, FM radio and ipod docking station. The kitchen and utility room are well equipped with appliances including a fridge, freezer, electric oven with four rings, washing machine, dryer, dishwasher and microwave.
A travel cot and high chair are available from the property owners on request at the time of booking.
Primrose Cottage is perfectly situated to explore and enjoy everything that Suffolk has to offer along the Heritage Coast which is an Area of Outstanding Natural Beauty. Ipswich is within easy reach, with its gastronomic quarter offering fine dining along its historic waterfront. The charming river town of Woodbridge is a short drive away with a range of boutiques, cafes and restaurants. Woodbridge also boasts a farmers market in the village square on Saturday morning. A short drive will find you in the popular seaside towns of Aldeburgh or Southwold with their famous pubs, restaurants and shops.
There is an award-winning 16th century pub, The Moon and Mushroom in the adjacent village of Swilland. Renowned for its range of cask ales served direct from the barrel and for it’s homemade dishes using ingredients sourced from local suppliers, farmers, growers and game keepers, the pub also has flower filled patios and a rose garden, blazing fire in the winter and exudes warmth and friendliness.
The village of Otley itself benefits from a Post Office, Village Shop, St Mary’s Church and pub – The White Hart which also serves food and drink.
Jimmy’s farm, a wonderful place for guests to visit (particularly little ones!) is about five miles from Primrose Cottage – a working farm with a nice restaurant and a farm shop with award winning sausages.

If there are ‘little guests’ in your party please note that there is a stream at the side of the house and a pond at the top of the garden with a secure gate but could be easily accessible.
