Letheringham Mill

A particular feature is the fire pit at the heart of the spacious open plan living/dining room with a state of the art kitchen to one side a cinema/TV room to the other, housing some fascinating collectors music memorabilia. A well equipped utility room and two cloakrooms (one complete with a dog shower) are also on the ground floor. The spiral staircase rises to a wonderful gallery, a great spot to relax with a book or admire the artwork. Three richly furnished bedrooms open off the gallery, each with king size bed, plush en suite shower rooms and lovely views of the garden or adjacent fields.

As you drive through the gates you know you’ve arrived somewhere special. Beautifully landscaped gardens are laid out in tiers in front of the Mill House with a large patio inviting you to make the most of the fresh air and folding doors to the kitchen making it easy to entertain al fresco. There’s ample off road parking for three cars.

Ground floor:

The front door opens into a porch, stacked with logs for your use, leading into the open plan living/dining room with an opening to the kitchen off to one side, an inner hall with staircase straight ahead of you and door to the TV room.

Kitchen

Superb modern kitchen with central unit housing two sinks with a boiled water tap. The units house two waist height electrical ovens, microwave and heating drawer, induction hob with four rings and extractor, state of the art double dishwasher, full size fridge, freezer and wine cooler plus an ice maker as well as a wall mounted flat screen TV. A circular table with four chairs stands in front of wide sliding doors to the patio, ideal for dining outside in the summer months.

Utility Room

Great additional space off the kitchen, equipped with extra fridge and freezer space in an American style fridge/freezer with drink dispenser, washing machine, tumble dryer, dishwasher and sink.

Cloakroom/Grooming Room

This unique room has a waist height dog shower, wash basin, WC and heated towel rail.

Living/Dining Room

The fire pit is a stunning feature at the heart of this wonderfully sociable L shaped open plan living room and pretty pin lights in the floor add a touch of romance to the dining area.

A bespoke dining table with six chairs sits to one end with the sitting area at the other, overlooking the garden at the front and fields to the side. Furnished with two supremely comfortable sofas and huge arm chair, plus a window seat stacked with cushions there’s ample space to relax.

Cinema/TV Room

Enjoy a movie night on the ….. inch wall mounted TV with around sound in this unusual room furnished with an enormous leather corner sofa and fun coffee table. You’re in for a treat with the owners collection of music memorabilia including a guitar signed by Rod Stewart!

Located at the bottom of the stairs with WC and fab water fall wash basin.

First Floor

The glass spiral staircase winds from the inner hall to a wonderful landing/reading area furnished with two arm chairs and a footstool. The walls are adorned with a fabulous collection of artwork and all three bedrooms, each equipped with an iPad, TV and sky package, are accessed from here.

Bedroom One

A French king size bed dominates the room with matching bedside drawers and extra storage in a chest of drawers and a free standing wardrobe. There’s also a full length mirror, arm chair and ornate chaise under the window overlooking the beautiful garden. The original beams will remind you of the history and origins of the Mill House.

Ensuite Wet Room

Lovely large en suite walk in shower, WC, wash basin and heated towel rail.

Bedroom Two

Furnished with a king size bed with bedside drawers, harlequin shelf unit, storage chests doubling up as coffee tables and a free standing ornate clothes rail. A chaise sits under the window with far reaching views of the garden with a second window looking out to the fields.

Bedroom Three

At the back of the house this equally plush double aspect room overlooks fields. There’s a pretty French style Lloyd Loom bed with bedside units, free standing wardrobe, chest of drawers and attractive sofa.

Outside

It’s hard to beat the position of Letheringham Mill House set on the edge of seven acres of land with the river Deben running through it, stunning landscaped gardens for you to enjoy and woodland paths to explore.

Electric gates open onto a gravel drive with ample parking and turning for three cars. A lavender bordered path runs along the front of the house to the front door and continues to a large patio, furnished with a table with benches, chairs and a BBQ for you to dine outside under the fig tree; bi folding doors opening to the kitchen make outside catering easy!

Three additional holiday cottages are located on the Letheringham Mill estate and can be booked in conjunction with the Mill House – The Old Stables, The Woodshed and The Hayloft. Each has it’s own deck for privacy.

All prices include 100% cotton bed linen, towels, heating, electricity, wood for the fire pit plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

Entertainment includes includes Wifi, iPads in each bedroom and the kitchen; flat screen TVs in each bedroom as well as the kitchen and Cinema/TV room with Sky package; DVD player and sound system in the cinema/TV room.

Letheringham Mill is set off a quiet country lane surrounded by the stunning countryside of the Deben valley, within easy reach of the Suffolk Coast as well as being an ideal location from which to explore East Suffolk’s villages and market towns. The neighbouring villages of Easton and Charsfield provide local pubs and nearby Wickham Market has a good range of local shops.

A well-behaved dog is welcome downstairs and there’s a Pooch Parlour – ideal for a shower for your four legged friend after a muddy walk. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
