This historic Grade-II listed Suffolk holiday cottage in the countryside is ideally situated in the heart of Orford opposite the Parish Church and between the river quay and the pretty market square. It's full of period character mixed with a good dose of contemporary style. It was originally built as part of the Sudbourne Estate in 1875. Attention to detail is everywhere, from the Victorian Gothic styling and high ceilings to the original brick floors and bespoke carpentry.

On the ground floor there's a living room with an open fire, a dining room with a wood-burning stove, a kitchen/diner, utility room, cloakroom and a ground floor single bedroom. The first floor has two further bedrooms (1 king, 1 twin), an en-suite shower room and a bathroom. Outside there is an enclosed long garden with a glimpse of Orford's famous castle and off-road parking for two cars. The village's river, castle and well-known eateries are within a short, pleasant stroll!

Ground floor

Living room: The front door leads into a large atmospheric living room. There' an open fire with a bespoke fire surround carved by the sculptor Philip Chatfield who specialises in Medieval stone masonary techniques using only hand tools. There is one three-seater sofa and two armchairs, a TV with Freeview channels, a DVD player, a CD player with digital radio and iPod docking station, original floor boards and some rugs.

Dining room: There's a table with six chairs, a wood burning stove in a brick fireplace, original Suffolk floorbricks, an open archway through to the kitchen and an original door behind which are the stairs to the first floor.

Kitchen: The light and airy kitchen is in a conservatory with glazed doors leading out to a patio with a table and chairs. The room has a breakfast table and bespoke handmade wooden kitchen units. Appliances include an electric hob and oven, a dishwasher, a fridge, and a microwave (there are further appliances in the utility room). The floor has traditional quarry floor tiles.

Utility room: This has a combined washer/dryer machine, a freezer, coat hooks and space to leave outdoor shoes.
Beyond the utility room is a small hallway that leads to a ground floor bedroom and a cloakroom:

Bedroom 2: This has a single bed, a bedside table, and a wardrobe with drawers.

Cloakroom: With a w.c. and a hand basin.

First floor:

Stairs lead to a first floor landing and doors to two further bedrooms and the bathroom:

Master Bedroom: The master bedroom has a king size bed and delightful views across to the medieval village church. There are bedside tables, a wardrobe and a chest of drawers. This room has an en-suite shower room.

En-suite to Master Bedroom: There's a shower, a w.c. and a hand basin.

Bedroom 1: A twin bedroom with two single beds, two bedside tables, a chest of drawers and a small wardrobe. You can see the sea on the horizon in the distance between the roof tops – keep an eye out for passing boats.

Bathroom: This has a freestanding roll-top bath with a shower over, a w.c. and a hand basin.

Outside: The kitchen leads out to a raised patio with a table and chairs, ideal for breakfast or a glass of wine. Steps lead down to a shared driveway beyond which is a long enclosed back garden with lawn. There are mature shrubs and off-road parking space for two medium sized cars reached via a narrow opening to the road. You can see Orford's famous castle at the bottom of garden.

All prices include bed linen and towels, heating and electricity plus a welcome tray with teabags, sweet and savory biscuits and a pint of milk in the fridge so that you can have a nice cup of tea when you arrive!

This mid-terrace self-catering Suffolk holiday cottage in the countryside is equipped with oil-fired central heating throughout, an open fire in the living room a wood-burning stove in the dining room, a flat screen TV with FreeSat channels and a DVD/CD player, electric hob and oven, dishwasher, fridge, a freezer in the utility room, microwave, a combined washer/dryer machine, and WiFi broadband access.

A travel cot and a high chair are available on request at the time of booking from the owner of the property.

This Suffolk holiday cottage is situated in the delightful village of Orford which is on the River Ore and boasts a 'English Heritage' Norman castle and a working river quay that serves sailors, fishermen and sightseers. The village has a fantastic choice of places to eat and drink including The Trinity at the Crown and Castle and Kings Head pub, the Butley Oysterage, The Kings Head, The Jolly Sailor and a café by the quay with lovely views over the river. Across the river is the National Trust's Orford Ness, the site of mysterious research projects in the 1950's and 60's but now a nature reserve.

River trips can be booked from Orford Quay down the river to see the area's famous avocets at the RSPB's Havergate Island. If you are eating in, good food can be purchased in the village from an award-winning butchers, Richardson's Smokery, Pinneys and also the Village Stores.

Sorry, no smoking or unaccompanied teenagers. A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

There is a right of way over the driveway at the rear of the property to neighbouring cottages. The driveway to the parking spaces for the cottages is narrow, and so may be unsuitable for some large cars.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
