The open plan living space throughout the ground floor lends itself to sociable living with a well-equipped kitchen at the heart, fashionable living/dining room to one side and TV room to the other, both with doors to the garden. Accommodation on the first floor consists of three good sized stylish bedrooms, an en-suite shower room and family bathroom.

Buttons has a large garden, mostly laid to lawn with a graveled seating area – great for games or enjoying long leisurely meals. There’s ample off road parking on the drive at the front for two cars. within two miles of the picturesque Suffolk coast with Minsmere nature reserve, seaside towns and idyllic villages to explore on the doorstep.

Ground floor:
Open plan, giving a wonderful feeling of space with stone floor running throughout.

Entrance Hall/Utility Room
You’re welcomed into a hall with wooden stairs to the first floor, the cloakroom to the left and hub of the house ahead. This entrance hall doubles up as a utility room equipped with washer/dryer, sink and space for coats, boots and beach gear.

Cloakroom
WC and hand basin.

Kitchen
Fabulous open plan kitchen at the heart of the house with doorways to the sitting/dining area and TV room at either end and a window overlooking the garden.

There’s a console table which opens out for casual meals with a couple of chairs; fitted units with wooden worktop run along one wall and appliances include a Smeg electric oven with ceramic hob and extractor, dishwasher, an American style fridge with two massive freezer drawers and a free standing microwave

Living/Dining Area
An elegant room beautifully furnished in soft shades to encourage relaxation with comfy sofa, matching arm chairs and foot stool, with a door opening to the garden. Original open stud work divides the sitting area from the dining area with farmhouse style table with six chairs, a butler’s table and door to the drive.

TV Area
Ideal for lounging around watching a good movie or sport, with DVD player and FreeSat box. The room’s casually furnished with an L shaped sofa and double doors giving access to the outside seating area.

First floor
Wooden stairs rise to the long first floor landing which stretches to the master bedroom with the children’s room, double bedroom and family bathroom leading off it. There’s carpeted throughout other than the bathrooms which have a wood effect floor.

Master bedroom
Overlooking the garden to the front this double aspect room is furnished in soft calming shades and has a king size bed with padded headboard, bedside drawers at either side and a large chest of drawers.

Ensuite shower room
The original wooden doorframe has been retained as a feature with the room modernized with a corner shower cubicle with rain and hand shower, wash basin, WC, heated towel rail and window overlooking the garden giving plenty of natural light.

Children’s Bedroom
There’s ample space for children to play or sleep in this room with sturdy bunk beds and additional pull out for a third child. There’s a double chest of drawers and additional small drawers. A low window overlooks the garden (Parents are advised to lock the windows as they are low and a child could easily fall out)

Family Bathroom
Daylight streams in through the velux window into this modern bathroom with rain and hand shower over the P shaped bath, wash basin, drawers, WC and heated towel rail.

Double Bedroom
Tastefully furnished and light thanks to a window over the drive plus a velux window; there’s a double bed with bedside units and a chest of drawers.

Outside
A large gravel drive has ample off road parking for two cars with steps down to the front door and path round to the rear garden which has a gravelled area next to the house, furnished with a table and chairs for outside dining, and a raised lawn with ample space for an energetic game of catch or simply relaxing! The garden is quite private, surrounded by wall and bushes, however it's not fully enclosed so you'll need to keep an eye on little and four legged guests!

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This modern detached self-catering holiday cottage is equipped with oil fired central heating and appliances include a TV with FreeSat and Wifi. The kitchen is well equipped with a Smeg electric oven with ceramic hob and extractor, dishwasher, an American style fridge with two massive freezer drawers, a free standing microwave, a washer/dryer and a BBQ.

A travel cot and high chair are available from the property owners on request at the time of booking.

Buttons sits on the edge of Eastbridge, a delightful quiet village with local pub, Adnams Best Presented Pub 2014 and 2015, The Eels Foot serving seasonal ales and traditional food within walking distance of the cottage. There's something for everyone within easy reach – The neighbouring picturesque village of Westleton has two pubs, including the award-winning Crown, as well as a village shop for your morning papers and pastries, plus a high-quality farm shop. Aldeburgh is approximately eight miles away; the pretty coastal town of Southwold is a little further to the north; both have a great range of independent shops, restaurants, cafes plus leisure activities and nearby Walberswick, famous for crabbing, also has the best beach in the area for sandcastles with orange-tinted coarse sand backed by lovely dunes.

A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking. Please note that there is no gate between the garden and the front drive.

Children are positively encouraged and the bedroom with bunk beds and trundle is ideal for little guests, however the windows on the first floor are low and open fully, however there are locks on them all so guests with young children are advised to check that they are securely locked on arrival.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
