Brambles is an exceptionally spacious and stylish holiday house, ideal for families (particularly with 'little guests') or friends wanting to relax at home or explore Aldeburgh and the coast. The large kitchen/dining/living room provides the ideal space to socialise; plus there’s a beautifully furnished sitting room and a playroom – fully equipped for little guests! Upstairs, the bedrooms are all a good size and comprise two with king size beds, one with twin beds and a room specifically for babies where there’s a sturdy wooden cotbe. There’s an en suite bathroom , a family bathroom, plus a shower room downstairs next to the utility room.

This holiday home is set back from the road with a high fence and gravel drive with space to park four cars. There’s a large secure garden, mostly laid to lawn, giving bags of room for ball games and a patio, furnished with a rattan table and matching chairs. Children are sure to enjoy fantastic climbing frame set safely on bark chippings.

Ground floor

Guests are welcomed into a small hall with stairs ahead rising to the first floor (with stair gates both top and bottom) and doors to the kitchen and sitting room. The whole of the ground floor has wooden floors with a number of rugs.

Kitchen/Dining/Living Room

A wonderfully large L shaped room, great for socialising with family and friends with two sets of double doors opening onto the garden. The attractive contemporary kitchen is well equipped with a double electric oven with five gas rings and an extractor fan. fridge, freezer, dishwasher and microwave.

The breakfast area follows on from the kitchen and is furnished with a table and six chairs. This flows through to the beautifully furnished living area with a two seater sofa and enormous comfy chair.

Sitting room

Tastefully furnished in a modern style with huge corner sofa – ideal for relaxing on; there’s also a leather armchair, ornamental fireplace, cabinet with TV with FreeSat and DVD player on, plus shelves with a few DVDs for you to enjoy. There’s an opening from the living area to this room, as well as a door from the hall.

Utility room

Off the breakfast area, equipped with a washing machine.

Playroom

A great room for kids, stacked with toys and games to enjoy with a sofa for a bit of quiet time with a book – leaving the adults in peace!

Shower room

Off the utility room, with a shower cubicle, WC and wash basin.

First Floor

Carpeted stairs lead to the large first floor landing with the four bedrooms and family bathroom opening off it. The landing and bedrooms are carpeted.

Master bedroom

This big bright south facing bedroom has a wooden king size bed with bedside drawers and lamps, a large chest of drawers and built in wardrobe with bags of hanging space.

En suite bathroom

This modern en suite has a bath under the window, wash basin, heated towel rail, WC and chair.

Twin bedroom

A large light room overlooking the garden with twin beds, a bedside unit and chest of drawers.

King size bedroom

Sunny south facing room, elegantly furnished with a king sized wrought iron bed with bedside units, a big chest of drawers and hooks for hanging smart clothes on!

Nursery

Ideal for guests with very young children with a sturdy wooden cot bed and built in wardrobe. Please bring your own linen for the cot bed.

Family bathroom

Conveniently located for all bedrooms, there’s a walk in shower, bath under the window, wash basin, WC and heated towel rail.

Outside

Brambles is set back from Saxmundham Road with a high fence and gates to shield it. There’s a gravel drive with space for threer cars and a mature border at the front of the house.

The rear garden is exceptionally large, mostly laid to lawn with a path leading to a paved patio with rattan table, matching chairs and a BBQ – great for outdoor dining at any time of the day or evening! Young guests are sure to enjoy the play equipment positioned on bark in it’s own corner of the garden.

Whats Included?

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This wonderfully spacious detached self-catering holiday home is equipped with central heating. Appliances include a TV with FreeSat and an ipod docking station. The kitchen is well equipped with a dishwasher, electric oven with ceramic hob and extractor fan, microwave, fridge and freezer, plus a washing machine in the utility room and a BBQ.

This a great property for 'little guests' with permanent stair gates at the top and bottom of the stairs and a full sized cotbed in it’s own bedroom however you are requested to bring your own bedding. A high chair is available from the property owners on request at the time of booking.

This Suffolk holiday home is located close to Aldeburgh Golf Club on the road into this picturesque seaside town; approximately 15 minutes walk to the beach and the heart of the town with it’s excellent restaurants, pubs, cafes and wide range of independent shops, convenience stores, art galleries and huts along the beach where local fishermen sell their wares. The picture-postcard village of Thorpeness and world renowned Snape Maltings are also great places to visit nearby.

The area is excellent for cycling, sailing or golf and there are many interesting walks, including Hazelwood Marshes and the Sailors’ Path which are close, boasting some of the finest lowland marsh and heathland scenery to be found in the British Isles.

This house is particularly child friendly with a playroom equipped exclusively for young children, a climbing frame in the garden and a sturdy cot in the nursery. Please note that children must be supervised on the play equipment. If you would like a travel cot and high chair please let us know at the time of booking.

Sorry, no pets, smoking or unaccompanied teenagers.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences. Please note there are some new houses being built next door, however the builders are considerate to neighbours and do not work weekends and building works are restricted to hours 8am until 5pm.
