This modern semi-detached cottage on Aldeburgh's High Street is ideal for family holidays or for a couple looking for a spacious property. In particular, it has a large kitchen/dining room, 3 good sized bedrooms, 3 bath or shower rooms, off road parking and an enclosed courtyard garden. Located centrally in Aldeburgh, the town's charming shops and renowned beach are just a short stroll away.

Ground Floor:

Kitchen: The front door leads into a spacious and well-equipped kitchen/dining room. There's a large reclaimed oak table in the centre of the room with seating for eight. Fitted kitchen units have granite work surfaces and appliances include a Neff gas hob and electric fan oven, large fridge-freezer and dishwasher. The kitchen leads through to a hallway with access to the living room, downstairs cloakroom and stairs to the 1st floor.

Living room: This room is light and airy with floor to ceiling windows and a partially glazed roof, with wooden flooring. There's a wood burning stove, a large sofa, two armchairs, a coffee table, small TV with built in FreeView and DVD player. Sliding patio doors lead out to the enclosed patio garden at the rear of the property.

Shower room/utility room: With a shower, w.c., hand basin, column radiator and washing machine. Next to the shower room is a handy cupboard with space for coats and outdoor shoes.

First floor:

Bedroom 1 with en suite: The master bedroom has a king size bed, chest of drawers, clothes hanging space and wooden flooring. The en suite has a bath with hand-held shower attachment, a w.c. and hand basin.

Bedroom 2: With a double bed, chest of drawers, hooks with wooden hangers for clothes, and wooden flooring.
The window looks out over the courtyard back garden.

Bedroom 3: This room has standard size bunk beds, chest of drawers, hooks with wooden hangers for clothes and wooden flooring, with views over the courtyard back garden.

Family shower room: A large shower, w.c., hand basin and column radiator.

Outside:

There is an enclosed patio courtyard to the rear of the property with teak garden furniture and a kettle barbecue. The courtyard catches the afternoon and evening sun and is accessed from the living room. At the front there is off-road parking for one car.

Pebble Cottage is located at the north end of Aldeburgh's High Street, close to the cinema and popular Lighthouse restaurant. The rest of Aldeburgh's shops, restaurants, art galleries and beach are a short stroll away.

All prices include 100% cotton bed linen and towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating, a wood burning stove in the living room, gas hob and electric oven, dishwasher, fridge freezer, washing machine, TV with built in FreeView, DVD player, CD/radio player, garden furniture and BBQ. A travel cot is available on request. Please note that there is no microwave at the property.

Restrictions: Sorry, no pets, smoking or unaccompanied teenagers permitted at the property.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
