We're delighted to introduce The Old Brewery, a large and impressive modern house which has been tastefully renovated to a high standard. This house is very large and is ideal for larger groups or families wanting spacious accommodation a short walk from Aldeburgh's High Street and beach. The house stands on the site of the original Flintham & Hall brewery which was taken over by Adnams of Southwold in the early 1920s.

The house is well-equipped and laid out on three floors.  On the ground floor is a large living room with direct access out to the back patio.  There’s a dining room, a conservatory, a kitchen, a utility room, a cloakroom and a study/playroom with wireless broadband access.  

The first floor has four bedrooms (1 x king with en suite, 1 x double, 2 x twins) and a family shower room.  The spacious second floor has a fantastic loft bedroom with a king-size bed, a soft seating area with lovely views and an en suite bathroom.

Outside is a large paved driveway to the front where several cars can be parked and at the rear is a south-facing garden with a paved terrace and well stocked shrub borders

Ground Floor:

Twin doors lead to a large glazed porch with plenty of space for outdoor boots and coats. A large central hallway leads to all of the ground floor rooms:

Living room: A large room with an open fire and soft seating for ten people. Glazed doors leading out to the garden.

Dining room and conservatory: Ideal for family gatherings, there's a large table and chairs in the dining room to seat 10 people with glazed double doors leaving to a south-facing conservatory with views of the garden.

Children's playroom/office: This room has a broadband connection, TV and a desk.

Kitchen: This room has a range of fitted units with beech work surfaces and a double stainless steel sink. Cooks will appreciate the Smeg 5 ring gas hob and two electric De Dietrich ovens with an extractor fan above. Other appliances include a dishwasher and fridge.

Utility room: Appliances include a fridge freezer with cold water and ice dispenser and a washing machine. Cloakroom: with w.c. and hand basin.

First floor:

Stairs from the ground floor hallway lead to a large landing with doors to the first floor bedrooms:

Bedroom 1: A large bedroom with a king size bed, built-in wardrobe and an en suite bathroom comprising of a bath with a shower over it, a w.c., hand basin and heated towel rail.

Bedroom 2: With twin beds, built-in wardrobe.

Bedroom 3: With double bed, built-in wardrobe and a hand basin.

Bedroom 4: With twin beds, built-in wardrobe and a hand basin.

Family shower room: A large shower, w.c. and hand basin.

Second Floor:

Stairs from the first floor landing lead to a spacious loft room with a king size bed, soft seating area and an en-suite bathroom with a bath, separate shower, w.c. and hand basin.

Outside:

To the front of the house is a brick paved drive with parking for several cars. On the opposite side of the drive is a separate annexe flat, this is not included in the rental and is occasionally occupied by the owners of The Old Brewery who have access over the drive to a garage. At the rear of the property is a paved south-facing garden with well stocked shrub borders.

About the area

The Old Brewery is located in the renowned coastal town of Aldeburgh. The beach, as well as Aldeburgh's shops, pubs and restaurants are all a short stroll away.

What's included?

All prices include 100% cotton bed linen and towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating, open fire in the living room, flat screen TV, DVD/CD player, wireless broadband access (although please note that there is no helpline support for this) gas hob and two electric ovens, dishwasher, fridge, fridge-freezer, microwave and washing machine.

A travel cot is available on request.

Restrictions: Sorry no pets, smoking or unaccompanied teenagers permitted at the property.

Tariff

£750 to £1600 a week depending on the time of year. Shorter breaks are available when there is late availability - please check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
