This elegant period house is situated in a prominent position on Aldeburgh's popular High Street. The house has lots of character including lovely panelled walls and original pine floors, and benefits from off-road parking and good-sized rooms with tall ceilings.

The house is laid out over two floors. Downstairs there's a large living room, a separate dining room, a kitchen with a great Rayburn range stove, a utility room and a wet room. Upstairs you'll find three bedrooms, two doubles and one twin, and a large family bathroom. Outside there's a patio garden with a table and chairs plus space to park a car.

Ground floor:

The front door leads into a hallway with direct access to the living room, dining room and the stairs.

Living room: A large room with a big sash window looking onto the High Street (ideal for people watching!). There are two sofas and two armchairs, a flat screen TV and DVD player and a gas-fired stove.

Dining room: This lovely room still has its original open fire place (this is not in use) and panelling on the walls. There's a large painted pine dresser, and a pine table with seating for six people.

Kitchen: The large kitchen has a gas Rayburn range cooker, the focal point of the room. There are fitted cream kitchen units and pine floorboards. Doors lead directly from the kitchen to the dining room, living room and utility room.

Utility room: A narrow galley utility room with a dishwasher, washing machine, fridge and freezer. Beyond this is the wet room.

Wet room: This room has a shower, a w.c. and hand basin.

First floor:

A large landing gives direct access to all the bedrooms and bathroom.

Bedroom 1: This room has a fabulous big bay window with two chairs next to it, to sit and watch the world go by on the High Street below. There's a double bed, a wardrobe, chest of drawers and bedside tables.

Bedroom 2: A double bedroom with a wardrobe, chest of drawers and bedside tables. It has East facing views across the High Street to catch the morning sun.

Bedroom 3: A twin bedroom with original wooden painted panelling on the walls, a chest of drawers, a built-in wardrobe and bedside tables.

Family bathroom: A large bathroom with a free-standing roll top bath with claw feet and a hand-held shower attachment, wooden wall panelling, w.c., a hand basin and original floor boards.

Outside: The back door in the utility room leads to a West-facing back garden (not enclosed). There is a patio with a table and chairs, next to which there is space to park one car.

This self-catering house is opposite the White Hart pub and famous fish and chips shop and is ideally situated on the High Street of the seaside town of Aldeburgh in Suffolk. It is very close to the town's very popular restaurants, cafes and independent shops, and of course the beach.

All prices include 100% cotton bed linen and towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating, a gas stove in the living room, a gas fired Rayburn range cooker, fridge and freezer, washing machine, microwave, flat screen TV, DVD player, Ipod dock and a CD/Radio player. A travel cot is available on request.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
