Suffolk self-catering holiday accommodation in Snape close to Aldeburgh and Orford.

This charming house combines a very well equipped practical home with a quiet location close to the heart of the Suffolk village of Snape, famous for the annual Aldeburgh Festival, which is held at the magnificent Snape Maltings, a few hundred yards from the cottage.  Little Crofton is the ideal base for couples or small families to feel at home, but also to use as a base to enjoy the delights of the Suffolk coast at Aldeburgh and Thorpeness, both a short drive away, or Orford, on the River Ore, a similar distance away. 

Guests will have parking on a private enclosed driveway at the front of the property, from where they enter the house via a hallway which leads into the kitchen/breakfast room, sitting room with large conservatory/diner beyond and ground floor W.C. - upstairs there is a central hallway from which the master bedroom, twin room and bunk room are all accessed, together with the family shower room.

Ground Floor:  The entrance is located along the left side of the house; inside the front door is a hallway that leads to the sitting room, kitchen/breakfast room, ground floor W.C. with stairs to the first floor.

Sitting Room:  There is a wood-burning stove, two large two-seater sofas, a 42-inch LG flat screen TV with Sky+ HD channels and a DVD player, a great family space!

Kitchen/Breakfast Room:  This fully equipped kitchen has a breakfast table for four, a tall fridge/freezer, an integrated four-ring electric hob, an integrated electric oven, a Bosch washing machine, Bosch dishwasher, microwave and Dualit toaster.

Conservatory/Dining Room:  A lovely large conservatory with a dining table seating six, and a contemporary corner sofa for three.  A set of french doors open into the pretty back garden.

First Floor:  From the downstairs hallway a set of straight stairs lead to the first floor landing which accesses the bedrooms and the shower room.

Bedroom 1:  This room has a king-size bed, two bedside tables, a chest of drawers and a built in wardrobe.

Bedroom 2:  A spacious twin room with two full size single beds sharing a chest of drawers as bedside tables.

Bedroom 3:  This small room has bunk-beds with two full size single mattresses and a built in wardrobe.

Shower Room:  A shower room with a corner power shower, a hand basin and W.C.

Outside:  The pretty garden has a spacious patio area with a table seating six and a small raised deck incorporating a love seat for two.  The garden can be illuminated in the evening  with some decorative lighting.  The garden is also fully enclosed, gated and ideal for dogs.  

Snape is one of east Suffolk's most sought after villages, famous for the Maltings, which have been developed into the home of the Aldeburgh Festival and are now the host for a renowned calendar of music events, but also surrounding the concert hall are many boutique shops - and there are many beautiful walks along the River Alde and a pub, the Plough and Sail to visit.  The village of Snape has two excellent pubs, The Golden Key and Crown, both within walking distance of the cottage, and there is also the famous Sailors Path, a wonderful 4 mile walk towards Aldeburgh - highly recommended.  

Aldeburgh and Orford are both a short drive away and offer a wide range of excellent restaurants and cultural attractions, which in the case of Aldeburgh includes golf, sailing and arts festivals and with Orford Ruth Watson's excellent Crown and Castle, the Butley Oysterage and Orford Ness are all well worth visiting.  All in all Little Crofton is a prime location from which to explore all the best that this part of Suffolk has to offer.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This self-catering holiday accommodation is equipped with a wood burning stove, and electric heating.  Appliances include a 42-inch LG flat screen TV with Sky HD channels and DVD player, WiFi broadband, integrated electric four-ring hob, integrated electric oven, Bosch dishwasher, Bosch washing machine, a microwave and tall fridge-freezer.  There is carpeting in the sitting room, the bedrooms and on the stairs. The kitchen, shower room and W.C. have vinyl flooring. The conservatory has laminate flooring.

A travel cot and high chair are available from the property owners on request at the time of booking.

Sorry, no smoking or unaccompanied teenagers permitted at the property.

The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
