Lavender House, Park Lane Aldeburgh

This is a spacious Victorian house with a light and airy interior, mixing original features with up to date twists. It is ideal for family holidays or groups of friends enjoying a trip to the seaside.
The house has 3 bedrooms, 1 en suite shower room and 1 bathroom. There are two double bedrooms and a large third bedroom with two sets of bunk beds which are ideal for children. Downstairs there's an open plan kitchen/dining room and a large living room with an open fire. A stable door leads out to a large back garden.
Ground Floor:
The front door leads into a hallway with doors to the living room, kitchen/dining room and stairs to the second floor.
Living room: A large living room with an open fire. It has two sofas, a matching armchair and a wide window seat beneath the bay sash window. The room is tastefully furnished with original floor boards and rugs, shelves full of books and modern artwork on the walls. There’s a TV and DVD/CD player and a selection of games.
Kitchen/Dining Room: The generously sized dining area has a big pine table and seating for eight. Tiled throughout, the dining area leads to the open plan kitchen which has a Smeg range cooker, dishwasher with integrated tumble dryer, fridge, microwave and a washing machine. There is also a separate drinks fridge in the kitchen and a high chair for children, a stable door leads out to the large back garden.
Cloakroom: Back in the hallway, there’s a cloakroom with a w.c. and a wash basin.
1st Floor:
Bedroom 1 and en suite: A double bedroom with a wooden painted bed, 2 chests of drawers, varnished floorboards and a rug. Hanging space for clothes is provided in a large cupboard on the landing. There’s an en suite shower room with a shower, w.c. and wash basin with a heated towel rail.
Bedroom 2: A double bedroom with a wooden bed, chest of drawers, bedside tables, an original fireplace (not in use) and a large sash window. There is ample space for hanging clothes in a large cupboard on the landing.
Bedroom 3: A children’s room with two sets of bunk beds (sleeps four), and games including table football and a mini snooker table. There’s a wardrobe, bedside tables, carpet and original fireplace (not in use).
Bathroom: This room has a bath with a shower over, a hand basin, w.c. and a chrome heated towel rail.
Outside there is a generous-sized lawned garden, patio and garden furniture. On-road parking can usually be found on Park Lane at the front of the house.
About the area
27 Park Lane is located at the top of the Town Steps and it just a short walk down the steps to Aldeburgh's High Street. It is close to the town’s popular shops, restaurants, art galleries and beach.
What’s included?
All prices include 100% cotton bed linen and towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property is equipped with gas central heating, an open fire, Smeg range cooker, dishwasher, fridge freezer, washing machine, microwave, TV, DVD/CD player, garden furniture, and a BBQ. A travel cot is available on request.
This property welcomes well behaved dog on a discretionary basis, please let us know at the time of booking if you plan on bringing a pet with you.
Restrictions: No smoking or unaccompanied teenagers permitted at the property.
Tariff
£540 to £1300 a week depending on the time of year. Shorter breaks are often available when there is late availability – please check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
