Suffolk self-catering holiday accommodation near the River Orwell.

Elm Cottage is a self-catering accommodation, with eco-friendly features, tucked away from roads in the village of Chelmondiston.  It is close to beautiful Pin Mill on the River Orwell and local attractions such as Jimmy's Farm and the Suffolk Food Hall.  In the village there are a number of shops and a pub – the highly regarded Butt and Oyster which is only a short walk away on the River Orwell.

Guests arriving at the property will park at the end of a pedestrian lane in the heart of the village, where they will walk the last 50 metres to Elm Cottage, through the picket gate and front door into the sitting room arranged around an open fire.  To the left is a large open plan living/kitchen/diner with French doors to the patio and garden.  Ahead is a shower room, the stairs to the first floor, and a utility room beyond.  Upstairs are three bedrooms and a bathroom, all with views of the pretty garden.

Ground Floor:  The front door is located beyond a gated picket fence down a pretty pedestrian path from Church Road.  Inside the front door is the sitting room. 

Sitting Room:  The feature of this room is the open fire, where a sofa and a bucket chair are situated around, a good space to unwind with a glass of wine after a day of exploring the River Orwell!

Living/Kitchen/Dining Room: This open plan living space has a bespoke handmade kitchen with granite worktops, Belfast sink, large double oven and five hob Kenwood electric range, a dishwasher and a large fridge freezer.  There is a dining table seating six and a sitting area with a two seater sofa, a large futon and a bucket chair – there is a flat screen TV with a built in DVD player, a wood pellet burning stove to keep toasty warm in the winter, and French doors opening onto the garden patio to cool off in the summer.

Shower Room:  A luxury shower room with a large shower, a hand basin and W.C.

Utility Room:  This room has a washer, a dryer and a sink.  There is a door to the garden and a door that accesses the wood pellet store.

First Floor: From the downstairs hallway a set of angled stairs lead to the first floor landing which accesses the bedrooms and the bathroom.

Bedroom 1:  This room has a double bed, bedside tables with lamps, a chest of drawers and a built in wardrobe.

Bedroom 2: A spacious twin room with full size single beds sharing a bedside table and lamp.  There is a chest of drawers, a wardrobe and an iPod docking alarm clock.

Bedroom 3: The second twin room also has two full size single beds, a bedside table and lamp, a chest of drawers.  There is a cupboard on the landing just outside the door with hanging space.

Bathroom: This room has a bath with shower overhead, a hand basin and a W.C.

OUTSIDE:  Elm Cottage is set within a pretty Suffolk garden; there is a patio area with a large table seating six and a BBQ.  There is usually parking available on Church Road just at the end of the pedestrian path.

Elm Cottage is located in Chelmondiston near Pin Mill on the River Orwell, close to the Butt and Oyster, a 17th century pub frequented over the years by smugglers, fishermen and more recently walkers and bird watchers.  Suffolk is a haven for foodies, who will enjoy visiting Jimmy's Farm and the Suffolk Food Hall, both nearby with Suffolk's county town of Ipswich a little beyond, with access to the Suffolk Heritage Coast, including the famous seaside resorts of Aldeburgh and Southwold beyond. 

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This self-catering holiday accommodation is equipped with an eco-friendly wood pellet burning stove, an open fire and portable oil heaters if needed.  The property is also eco-friendly by employing a solar powered hot water boiler which is backed up by electricity if needed.  Appliances include a flat screen TV with FreeView channels and built-in DVD player, an alarm clock with an iPod docking station, Kenwood electric range with five hobs and double ovens, dishwasher, and fridge freezer.  There is wood flooring in the living/kitchen/dining room, the sitting room has natural coir carpeting, the bedrooms and stairs are carpeted, and the utility room, shower room and bathroom have lino flooring.

A travel cot and high chair are available from the property owners on request at the time of booking.

The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
