About the property
This is a fabulous architect-designed house just moments away from the River Deben at Waldringfield, a delightful village on the river Deben, where you’ll find riverfront pub dining within easy walking distance. This detached house is situated at the end of a quiet lane just off the quayside and inside you’ll find crisp design, top quality fittings and the best of modern technology from the integrated sound system to dimmable mood lighting.
Downstairs there’s a large living room with a large 50” TV, an open plan kitchen/dining room, a double bedroom and an en-suite wet-room. Upstairs you’ll find two further bedrooms, both two en-suites: one a double bedroom, the other a twin bedroom. Outside there’s plenty of secure off-road parking and enclosed patio front and rear gardens.
The accommodation
The front door opens to the large open plan hallway/kitchen/dining room. The flooring downstairs is travertine marble.
Kitchen area: The well-equipped kitchen has a ceramic hob and electric oven, a dishwasher, a tall side by side fridge and freezer with an ice maker, and a microwave. Filtered cold water and instant boiled water is available on tap (so no need for a kettle!).
Dining area: There’s a glass-topped table and six chairs.
Living room: This high ceiling room has a 50” plasma TV with cinema surround sound. There’s a 3-seat sofa, a large 2-seat sofa and an ottoman, all leather. Glazed double doors lead out to a patio with a table and chairs. (The gas fire shown in the photos is currently not in use.)
Bedroom 1: This ground floor bedroom has a double size bed, a wall-mounted TV, bedside tables, a chest of drawers and a wardrobe.
En-suite to Bedroom 1: This wet room has a shower, a w.c. and a hand basin.
First floor:
Stairs from the ground floor hallway lead up to the first floor landing with doors to the bedrooms. The stairs and first floor have cream carpets.
Bedroom 2: The master bedroom has a king size bed, and glazed doors leading out to a first floor balcony, with a glimpse of the River Deben through the trees. There is a wall-mounted TV, bedside tables, a dressing table with a lit mirror above, and a large wardrobe with both hanging and shelf space.
En-suite to bedroom 2: There’s a Jacuzzi bath with a shower over it, a w.c. and hand basin, a heated towel rail and a lit mirror.
Bedroom 3: A twin bedroom with a wall-mounted TV, a chest of drawers, a wardrobe and bedside table.
En-suite to bedroom 3: A wet room with shower, w.c. and a hand basin.
Outside: The property has secure off-road parking on a large gravel drive for several cars, and a remote controlled entrance gate. There’s a raised patio area next to the drive with a large table and chairs for outside dining.
About the area
This Suffolk self-catering accommodation is situated down a lane just a few minutes from the quayside at Waldringfield on the River Deben, where you’ll find the popular Maybush Inn with panoramic views of the river and good food.
It’s an area of natural beauty and has been designated a SSSI site. River cruises are sometimes available depending on the time of year. The property is a short drive from Woodbridge (around 15 mins) and 8 miles from central Ipswich. There are several supermarkets in the general area.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This detached property is equipped with efficient underfloor heating downstairs and upstairs. There are flat screen TVs with Freeview channels in all the bedrooms and a large 50” TV, in the living room. There’s a ceramic hob and electric oven, dishwasher, tall fridge and freezer, and microwave. The house is wired with Sonos music/radio and adjustable mood lighting, both with state of the art controls. Please note that there isn’t a DVD player at this property.
Restrictions and notes:
Sorry no smoking, pets, children under the age of 10, or unaccompanied teenagers permitted on this property. Steps from the drive to the front door may make this house unsuitable for the disabled.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
