About the property

2 double bedrooms and 1 family room (double and a single), 1 shower room, 1 bathroom.

This stylish and spacious house has a prime location on the picturesque village green in the seaside village of Walberswick, perhaps Suffolk’s most sought after village, just across the river from Southwold.  The village has a sandy beach (popular with swimmers!).  It has two good pubs, is surrounded by internationally recognised wildlife habitiats and is home to the National Crabbing Championships each summer.

On the ground floor there’s a large living room with an open fire, a kitchen, a conservatory, and a shower room.  On the first floor there are three bedrooms and a bathroom.  Outside is a good-sized back garden and a patio at the front.  The beach, pubs and cafes are just a short stroll away from your door!

The accommodation

Ground floor:

The front door opens into a large hallway with doors to the living room, kitchen and shower room, and the stairs.

Living/dining room:  This spacious room has a welcoming large open fire, a two-seater and a large three-seater sofa (providing comfortable seating for six people), a dining table and seven chairs (including four folding chairs), and a patio door leading out to the back garden.

Kitchen: The gorgeous kitchen has plenty of cupboards, a granite work surface, a fabulous bright pink range with five calor gas rings and two electric ovens, a dishwasher, a washing machine, fridge, freezer and a microwave.

Conservatory/dining room: The kitchen leads into an oak conservatory that has views of the garden.  Inside there’s a table and two benches and two stools, and glazed doors that lead out to the garden. 

Shower room: There’s a shower, a  w.c. and a small hand basin.

First floor:

Stairs from the ground floor hallway lead up to a first floor landing and doors to the bedrooms and bathroom.

Bedroom 1:  A large bedroom with a double bed and bedside tables, built in wardrobes, pine floor boards and rugs.

Bedroom 2: A large family bedroom with a double bed and a single bed, built in wardrobes, a chest of drawers and bedside tables, and white washed pine floorboards and rugs.

Bedroom 3: A double bedroom with chest of drawers, bedside tables, a clothes rail and lovely views over Walberwick’s roof tops. There are pine white washed floor boards. 

Bathroom:   There’s a three-quarter length bath with colourful mosaic tiles and a shower over, a w.c. and a hand basin.

Outside:  The pretty back garden has a good sized lawn surrounded by flower beds.  At the front is a gravel garden with a bench overlooking the village green.  There is off-road parking for one car and further on-road parking often available nearby. 

About the area

This holiday cottage is situated in the much loved seaside village of Walberwick, just over the River Blyth from Southwold.  A footbridge connects the two places and in the summer months there is often a rowing boat ferry service across the river.  There are two pubs, The Anchor and The Bell.  The Anchor specialises in local and season foods and has a delicious menu.  There are also a number of small gift shops and two cafes. The village green has swings for children. Crabbing is a popular pastime for children along the riverside.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This semi-detached property is equipped with oil-fired central heating and an open fire in the living room.  Appliances include a flat screen TV, DVD/CD player, Ipod docking station, a range calor gas hob and electric oven, dishwasher, fridge, freezer, washing machine, and a microwave. 

A travel cot and high chair are available from the property owners on request at the time of booking.

Restrictions and notes

Sorry no smoking, pets or unaccompanied teenagers permitted on this property.  The property comfortably accommodates up to six people in the living room, however the property has enough beds to sleep up to seven people.

Please note that some of the furniture in the photos is likely to change in the coming months.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
