About the house

A magnificent historic house that feels a little bit like a mini-stately home to us. It’s an enchanting property with seven bedrooms, four bath/shower rooms, a large walled garden with formal rose gardens and a hot tub, plenty of off-road parking and only a 15 minute drive from Aldeburgh on the coast.

The house is remarkably original inside, with mainly Georgian features downstairs including beautiful panelled rooms and marble fireplaces whilst upstairs has many Tudor features such as exposed beams, wide oak floors boards and nooks and crannies that we think you’ll delight in exploring.

This house is ‘home’ to a family who are only renting it out for the summer school holidays, so you’ll find lots of extra home-comforts that you might not expect from a holiday cottage.

Ground Floor:

Entrance lobby: The back door leads in to a spacious lobby with a flag stone floor, chimney breast and an old Aga, and has plenty of room for outside coats and shoes.

Kitchen/breakfast room/living room 1: The entrance lobby leads through to a large conservatory style extension, with glazed walls and ceilings. It has an open plan kitchen with a dining table to seat 10 and living room area beyond that includes a 3 seater leather sofa with chaise longue, further leather sofas and a flat screen TV with Sky+. This room extends along the length of the back of the house with patio doors leading out to the garden.

Drawing room/Living room 2: A door leads from the kitchen to a magnificent Georgian living room with a marble fire place (with working fire), painted wooden panelled walls, antique pine floor, and original window shutters over beautiful sash windows. The room is tastefully furnished with antique furniture and three sofas.

Dining room: A beautiful panelled room with a marble fireplace, period pine floor and antique furniture.

Music room: This room has a piano and a drum kit and leads through to:

Snug room: With painted panelled walls and old fireplace, this room is furnished with a two seater and a three seater sofa and has a TV with Sky channels.

Utility room: A large hallway from the music room leads to a spacious utility room with a butler sink, washing machine and tumble dryer.

First floor:

Stairs lead to the first floor from a hallway between the living room and dining room to a landing with access to:

Bedroom 1: A lovely large bedroom with a ‘superking’ bed. With painted wooden panelling, column radiators, original fireplace (not in use) and sash windows with views to the front and rear of the house.

En suite bathroom 1 and wardrobe area:

Bedroom one has a ‘walk-through’ wardrobe with access to a huge en suite bathroom. With a claw foot bath in the middle of the room (great for lingering baths by candle light!), w.c. and hand basin, window seats, an armchair and an original fireplace (not in use).

2nd floor:

Back on the landing, 16th century narrow curving stairs lead up to a second floor landing with wide oak floor boards and painted children’s murals on the wall.

Bedroom 2: A double bedroom with cream carpet, fitted wardrobe space and a chest of drawers, in the eaves of the house with sloping walls.

Bathroom 2: A small bathroom with an original oak floor and fireplace (not in use). It has a hand basin, w.c. and a bath with a hand-held shower attachment.

Bedroom 3: A slightly narrower than standard double bed and oak floor boards. The room has sloping ceiling and sash windows looking to the front of the house.

Back to the first floor: Back down the stairs to the first floor landing, there’s a long corridor with window seats and views to the back garden, then a few steps down to next wing of the house.

Bedroom 4: A double bedroom with antique furniture, fitted wardrobe and an armchair.

En suite shower room 3: This bedroom has an en suite with a shower, w.c. and sink.

Bedroom 5: A double bedroom with exposed oak beams. A corridor continues past these bedrooms to a large landing at the top of a second set of stairs back to the ground floor.

There is a further first floor bedroom beyond this and two bathrooms including an ensuite.

Bathroom 4: This room has a bath with shower over, a hand basin and a w.c.

Bedroom 6: A large twin bedroom with single beds at either end and a cream carpet. There are two large sash windows with window seats and an original fireplace (not in use).

Back on the large landing is an enchanting old door behind which stairs lead to a further two 2nd floor rooms in the eaves:

Bedroom 7: A large landing with a futon ‘day bed’ leads through to a single bedroom with a wool carpet.

Outside:

There is a lovely walled garden to the rear of the property, measuring roughly a third of an acre. Much of the garden is lawned with flower borders. There’s a sunken terrace with a hot tub and garden furniture including a table and chairs and a swing chair. An adjoining cottage has access over the back garden. Off road parking is available on the gravel drive.

About the area

Beech House is located in Saxmundham, just a 15 minute drive from Aldeburgh.  The town has a good range of shops and services, including pubs, restaurants and takeaways, a deli/bistro and a supermarket.  

What's included?

All prices include bed linen, towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating, two open fires, two TVs with Sky+, DVD player, CD Player, Rangemaster cooker with five burners and two ovens, side by side fridge/freezer, dishwasher, microwave, washing machine, tumble dryer and BBQ. A selection of books, games, CDs and DVDs are also provided.

Restrictions: Sorry no smoking, pets or unaccompanied teenagers permitted at this property.

Tariff

This property is only available in the summer school holidays, for £1990 a week– please check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
