Holiday home in the Suffolk countryside

This house has a magical location down a half mile sandy lane on the edge of Thorpeness in a conservation area of outstanding natural beauty. Around about you is stunning open Suffolk heathland and woodland, full of enticing walks and wonderful vistas. 1 Shellpit Cottages was part of the Ogilvie Estate, built in the 1870s by Margaret Ogilvie to provide a healthy environment for children displaced from Ipswich. It has high ceilings and original joinery, mixed with contemporary bright colours and an eclectic mix of old and new furniture. The house is owned by artists and has charismatic interiors and a relaxed atmosphere.

On the ground floor there's a large open plan living space with areas for relaxing, cooking and eating with a wood-burning stove in the centre of the room; a bathroom and a shower room that doubles up as a utility room. Upstairs are three bedrooms (two double bedrooms, and 1 twin bedroom) and outside there's a lawned garden next to an acre of shared lawn with trees and heathland beyond.

Ground floor:

Open plan living/kitchen/dining room: The front door leads into a large open plan area, with a wood-burning stove in the centre of the room and a pine floor.

Living area: There are two large bright orange corner sofas, an Ercol coffee table, and a TV with FreeView, a DVD player, an Ipod docking station and WiFi broadband.

Kitchen/dining area: There's a vintage teak extending dining table and six chairs (including four Eames chairs), and kitchen appliances that include an AEG electric hob and oven, a dishwasher, freestanding tall fridge with 3 drawer freezer. The floor is oiled pine and the room has a feature lime green wall. Beyond this area are the bathroom and shower room.

Bathroom: This has a bath, a w.c. and a hand basin. The floor has pretty blue mosaic tiles and the walls are painted a deep orange-pink colour and decorated with hand painted Mexican tiles. 

Shower room/utility room: There's a shower cubicle, a w.c. and a sink with a work surface, utility cupboards and fully integrated washing machine/tumble drier.

First floor: A door from the living area leads to a small hallway with stairs to the first floor.

Bedroom 1: This has a double bed, bedside tables, a chest of drawers, a built in wardrobe and shelves with a selection of DVDs and books. The floor has pine floor boards and a large antique oriental rug to cover most of the floor.

Bedroom 2: A twin bedroom with two single beds (one of which is a full-size ‘guest bed’), a cupboard with shelves and drawers, a bedside table and painted floor boards with a rug.

Bedroom 3: A double bedroom with bedside tables, a chest of drawers, hooks on the walls to hang your clothes and painted floor boards with a rug.

Outside: The property has it's own area of lawn including summer house and patio. This lies on the edge of a one acre field which belongs to the other properties. It's a lovely place to sit and have a drink. Beyond this you'll find a network of beautiful walks, cycle tracks through woodland and open heathland. The sea is about a 10 minute walk away.

This self catering holiday cottage just outside Thorpeness is situated down a half mile sandy lane. The centre of Thorpeness is just a 12 minute walk away along footpaths and is a charming holiday village largely designed by the Scottish playwright and barrister Glencairn Stuart Ogilvie a century ago, inspired by the writings of JM Barrie, author of Peter Pan.

The village has a large 60 acre boating lake - ‘Thorpeness Meare’ - with several miles of shallow water can be explored in the summer time by rowing boat. The Thorpeness Country Club has tennis courts and games rooms are often available for use during half term holidays as well as the summer months.
Thorpeness has a well-known heathland golf course, and the area is ideal for cycling and walking, both along the coast and in the countryside. It's a pleasant walk to the famous 'House in the Clouds' and Thorpeness windmill.

There are a number of shops and eateries including The Dolphin Inn, the Meare Tearoom and The Beach House restaurant (opening times vary according to the time of year).

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This semi-detached property has oil-fired central heating in all of the rooms and a wood-burning stove. Appliances include a flat screen TV with FreeView, DVD/CD player, WiFi broadband, electric hob and oven, dishwasher, fridge with 3 drawer freezer, and a washing machine/tumble drier.

Sorry, no pets, smoking or unaccompanied teenagers permitted at the property.

The property is located down a half mile long single track sandy lane which could make this property challenging for those with low-riding cars.

The trampoline belongs to the neighbours and regrettably may not be used.

The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
