Sparrow House offers a practical and peaceful retreat for four, tucked away behind The Terrace, above Aldeburgh's bustling High Street.  Guests can be on the beach or visiting the Town's well regarded restaurants and boutique shops within a few minutes... The route to the town is via the beautifully preserved Town Steps, the view from the top of which is one of the best in Town.  

Guests can park near the property on the unrestricted street and enter through the small front garden, through the front door into the hallway, which leads to the kitchen and large sitting/dining room.  Both of these rooms have French doors to the courtyard garden beyond.  Upstairs is a central hallway with the family bathroom, master bedroom, twin room and a study leading off it.

Ground Floor:  The entrance from Fawcett Road is through a gate and a small front garden to the front door; inside the front door is a hallway that leads to the sitting/dining room, a kitchen/breakfast room, and stairs to the first floor.

Sitting/Dining Room:  There is a bay window looking onto Fawcett Road, a two-seater sofa, two armchairs, a 20-inch flat screen TV with FreeView channels and a DVD player, a great family space!  The dining table seats four and is also in this large open plan space, with French doors opening into the courtyard back garden, and an iPod docking station. 

Kitchen/Breakfast Room:  This fully equipped kitchen has a breakfast bar with high stools for two, a Belfast sink, wooden worktops, fridge, freezer, integrated four-ring gas hob, integrated electric oven, washer/dryer, slim-line dishwasher and microwave.  There are also French doors opening to the courtyard back garden.

First Floor:  From the downstairs hallway a set of straight stairs lead to the first floor landing, with access to the bedrooms, a study and the bathroom.

Bedroom 1:  This room has a king-size bed, two bedside tables, a chest of drawers and a built in wardrobe.

Bedroom 2:  A spacious twin room with two full size single beds, two bedside tables and a chest of drawers.

Study:  This room has a desk, chair and lamp – a quiet space to catch up with friends by email or perhaps on Skype.

Bathroom:  This room has a bath with a hand held shower attachment, a heated towel rail, a hand basin and W.C.

Outside:  In the back courtyard garden there is a table seating four, and a gate that leads out to Park Lane.  On-road parking can usually be found in front of the house or in the nearby streets.

Sparrow House is located at the top of the Town Steps and one road back from The Terrace – it is just a short walk down the steps to Aldeburgh's High Street to the town's popular shops, restaurants, art galleries and beach.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This Aldeburgh self-catering holiday accommodation is equipped with a gas central heating.  Appliances include a 20-inch flat screen TV with FreeView channels and DVD player, WiFi broadband, integrated gas four-ring hob, integrated electric oven, slim-line dishwasher, washer/dryer, a microwave, a fridge and a freezer.  There is carpeting in the sitting/dining room, bedrooms, study and on the stairs. The kitchen has lino flooring and the bathroom is tiled.

A travel cot and high chair are available from the property owners on request at the time of booking.

Sorry, no pets, smoking or unaccompanied teenagers.  

Please note that there is no wardrobe or hanging space in Bedroom 2.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
